Before construction begins, we complete a detailed budget costing phase.

This is a paid service that allows us to:

  • Build a detailed, line-by-line project budget
  • Identify cost-saving opportunities early
  • Align your design with your actual investment level

You’re making decisions based on real numbers; not rough allowances or guesswork.

Stage 2: Full Project Management & Construction - From Permits to Occupancy

Once your project is ready to move forward, our team manages the entire process.

This includes:

  • Permit coordination and approvals
  • Builder and trade coordination
  • Construction oversight and site visits
  • Budget tracking and adjustments
  • Ongoing communication throughout the build

Your project is guided from initial approvals all the way through to final occupancy.

Transparent Pricing & Open-Book Construction

Unlike traditional home builders who provide a single lump-sum price, our approach is fully transparent.

Every trade quote and invoice is shared directly with you. You see exactly where your money is going at each stage of construction.

Our project management fee typically ranges from 15–18% of each invoice, allowing us to coordinate trades, oversee construction, and manage your project, without hidden markups.

A Different Approach to Building

Because of this structure, projects are typically funded through construction financing, with payments made to trades throughout the build.

While this differs from the traditional “one-price” builder model, it gives you:

  • Full visibility into every cost
  • Greater control over your budget
